HomeEmergency PlumberEmergency Stop Tap Replacement

Your stop tap (also called a stop cock) is the valve that turns your water supply off. It's usually under the kitchen sink, sometimes in a downstairs toilet or cupboard. If it's seized, leaking, or broken, you can't isolate the water in an emergency, and that's a problem.

We'll replace it with a modern quarter-turn lever valve that's easier to operate and won't seize. The old gate valves (the ones with a rotating handle) are notorious for seizing after years of not being used. The new ones have a ball valve inside and turn 90 degrees to shut off.

There's no call-out fee when you book with us. We'll isolate the water at the boundary stop cock, fit the new valve, test it, and you're done. Our 12-month guarantee is included with our membership plan.

Signs Your Stop Tap Needs Replacing

⚠️

Won't turn or is seized solid

You try to turn it and the handle won't budge, or it snaps off in your hand. Gate valves seize after years of not being used, especially in hard water areas like Hull. If you can't turn it, you can't isolate the water in an emergency, and that's dangerous.

⚠️

Leaking from the spindle

Water drips from the top of the valve where the handle spindle goes through. This is usually because the gland packing inside has perished. You can sometimes tighten the gland nut to stop it, but if it's old, it's better to replace the whole valve.

⚠️

Doesn't shut the water off completely

You turn it fully clockwise (closed) but water still dribbles through. The gate inside is worn or corroded and doesn't seal properly. This is common in old gate valves. You can't isolate the water properly, so it needs replacing.

⚠️

Handle spins but valve doesn't move

The handle turns but you can still hear water flowing. The internal mechanism has failed (spindle broken, gate detached, or threads stripped). The valve's useless and needs replacing immediately.

⚠️

Corrosion or green staining around it

Green corrosion (verdigris) on copper pipes around the stop tap means it's been leaking for a while. Even if it's not actively dripping now, it's corroded inside and will fail soon. Replace it before it becomes an emergency.

What to Do Before We Arrive

1

Don't force a seized stop tap

If it won't turn, don't keep forcing it. You'll snap the handle off or crack the valve body and make it worse. If you need to turn the water off urgently and the internal stop tap won't work, use the boundary stop cock in the pavement outside your house.

2

Clear under the sink

The stop tap's usually under the kitchen sink. Clear out all the bottles, cleaning products, and junk stored under there so we can access it easily. Makes the job faster and you won't have to move wet, dirty stuff while we're working.

3

Check if you've got a boundary stop cock

There should be a boundary stop cock in the pavement outside your house (Yorkshire Water's valve). We'll need to turn that off while we replace your internal stop tap. If you can't find it, don't worry, we'll locate it.

4

Warn people in the house

We'll need to turn the water off for about 30 minutes to an hour while we fit the new valve. Let anyone in the house know so they don't try to use taps, flush toilets, or run washing machines while we're working.

How We Replace Stop Taps

1

Turn off the water at the boundary stop cock

We'll locate the boundary stop cock in the pavement outside your house and turn it off. This isolates the water supply so we can work on your internal stop tap without flooding the place. We carry a stop cock key on the van.

2

Drain the pipe

We'll open a tap downstairs to drain any water sitting in the pipe between the boundary stop cock and your internal stop tap. This stops water gushing out when we cut the pipe.

3

Remove the old stop tap

We'll cut out the old valve using a pipe cutter or hacksaw. If it's soldered in, we'll heat the joints to remove it. If it's compression-fitted, we'll undo the nuts. Old gate valves are often crusted with limescale and corrosion, so they don't come apart nicely.

4

Fit the new quarter-turn valve

We'll measure the gap and fit a new quarter-turn lever valve. These are much better than old gate valves: they turn 90 degrees to shut off (not multiple turns), they don't seize, and they're easier to operate in an emergency. We'll solder or compression-fit it depending on the pipe type.

5

Test and restore water

We'll turn the water back on at the boundary stop cock and check for leaks at the new valve. We'll test the new valve opens and closes smoothly. Once it's all sound, you're done. We'll leave it in the open position so you've got water again.

Got questions? Here's the quick answers.

How much does stop tap replacement cost in Hull?
A standard stop tap replacement (under the kitchen sink, accessible) costs £100 to £180. If it's buried under a concrete floor or in an awkward location, it's £180 to £250. We'll quote you before we start work.
How long does it take to replace a stop tap?
About 30 minutes to an hour for a straightforward replacement under the sink. We'll turn the water off, drain the pipe, cut out the old valve, fit the new one, test it, and turn the water back on. If it's awkward to access, it might take longer.
Can you fix a seized stop tap without replacing it?
Sometimes. If it's just stiff, we can free it off with penetrating oil and work it until it moves. If the gland's leaking, we can tighten or repack it. But if it's seized solid, won't close properly, or the handle's broken, replacement is the only proper fix.
What's better, a gate valve or a quarter-turn valve?
Quarter-turn lever valves are way better. They turn 90 degrees to shut off (not multiple turns like a gate valve), they don't seize, and they're easier to operate in an emergency. All new stop tap replacements use quarter-turn ball valves now.
Will I be without water all day?
No. We'll turn the water off for about 30 minutes to an hour while we fit the new valve. Once it's done and tested, we'll turn the water back on and you're good to go. Don't flush toilets or use taps while we're working, that's all.
Where is my stop tap?
Usually under the kitchen sink. Sometimes in a downstairs toilet, utility room, or a cupboard near the front door. In older Hull terraces, it might be under the stairs or in a cellar. If you can't find it, we'll locate it when we arrive.
Should I replace it even if it still works?
If it's an old gate valve and you've never tested it, test it now. Turn it fully clockwise (off) and open a tap. If water still dribbles through, it's not closing properly. If it's seized or stiff, replace it before you need it in an emergency. Stop taps are cheap insurance.
Can I replace it myself?
If you're competent with plumbing and you can turn the water off at the boundary stop cock, yes. You'll need a stop cock key, pipe cutter or hacksaw, and the new valve. But if you're not confident or you can't access the boundary stop cock, call us. It's a cheap job and it's done properly.
